Fixed Wiring Inspections and Portable Appliance Testing (PAT Testing)


Many insurers have warranties on their policies that state that it is a condition precedent to their liability to make any payment under the property damage cover that the fixed electrical system at the premises is inspected and tested.  It also usually states that it should be inspected and tested by a member of the National Inspection Council for Electrical Installation Contracting NICEIC) in accordance with IEE Regulations for electrical installations and a completion and inspection Certificate issued following such inspection.

Any work carried out should meet IEE Regulations and should be carried out within the timescale required and that a copy of each completion and inspection certificate is retained by you as a permanent record.

Electrical Inspection & Testing of Fixed Wiring is an essential responsibility of a site 'Duty Holder'. A comprehensive Electrical Inspection & Testing programme and condition report will highlight dangerous faults on an electrical installation which can then be actioned and eliminated.

Electricity at Work Regulations 1989

If you own or manage a business (regardless of  size), as a Duty Holder you must ensure that your fixed electrical installation is safely maintained. To legally protect yourself you must be able to provide evidence of electrical maintenance, most commonly demonstrated by electrical inspection and testing records.

Health and Safety (Offences) Act 2008

Under this Act you could be prosecuted which could result in a loss of earnings, a criminal record or even imprisonment and business closure if you cannot demonstrate that you have done everything possible to comply with this legislation.

We are able to offer our clients a fixed electrical wiring inspection service, helping companies fulfil both their statutory duties and risk management requirements. In addition, testing for portable electrical appliances is also available. 

The checks will be carried out in partnership with one of a number of insurance companies or by a UKAS accredited independent inspection expert.

Pricing varies between the companies and we will obtain a variety of quotes on your behalf.  Pricing  from some companies is straight-forward and works as follows::

  • a fixed scale of prices for up to six distribution boards
  • bespoke quotations for sites with more than six distribution boards
  • portable appliance testing from £1.50 per item

The inspections will generate a comprehensive report which can be delivered to you electronically, that will flag up all the issues that need to be addressed by a qualified electrician. This can be a real help to small businesses already weighed down with paperwork and regulations. Also, if the inspection is carried out by an independent company, you can be sure that the work that they recommend is actually genuinely required and not recommended because the electrician is short of work.

What's its purpose? - why do I need it?

The purpose is to assess the electrical system in your premises and to highlight any potential dangers.

Once the inspection is completed the inspection company will provide you with a report on the condition of your electrical system.

Most UK businesses are required to conduct a fixed electrical inspection for insurance survey conditions and the Electricity at Work Act at set time intervals depending on the trade and sector in which they operate.

It is also a legal requirement under the 'Health and Safety at Work Act 1974' for the proprietor or manager  to maintain a safe place of work at all times.

Many of the insurance companies (but not all) will also have a condition on the policy that stipulate that you have your electrical installation periodically tested.
