Buildings
The sum insured that you select for your nursery buildings  should represent the cost of rebuilding the nusery premises, plus debris removal and professional fees. If you have recently had a mortgage survey, it may state on it the recommended rebuilding sum insured.  If you have not had a recent rebuilding valuation It is  recommended to take professional advice in this regard, to ensure that you are not underinsured.

Contents
The sum insured on should be sufficient to replace all the contents AS NEW.  An inventory can be very useful in this respect but remember that an inventory produced for the purpose of buying or selling a business only shows a market valuation and not the replacement cost.  It is recommended that you update this with the cost of replacing the items with new items, to gain an estimate of the correct sum insured

Business Interruption
When considering the Indemnity Period you should reflect on how long it would take to reinstate the property after a major loss and then how long it will take to get the nursery up to the level of business you were enjoying before the loss.
For nurseries, because of the nature of the business we recommend an indemnity period of at least 24 months.  For example, if you had a fire in the premises and it took 12 months to get planning permission, rebuild the nursery and pass building regulations.  If you re-opened after 12 months the nursery  would not be enjoying the same level of revenue as before the fire as many of the children attending the nursery would have found alternative facilities. It would then  take you some time to increase the number of service users of the nursery  to the level you had prior to the loss.
